This service is offered free of charge by our agency.
2. THE OPINION OF VALUE
For this file, we base ourselves on the viewing of the premises with a photo report and a detailed description of your property.
We gather the necessary information in terms of town planning rules and of the land register for houses or plots of land, and in terms of co-ownership syndic for apartments.
We also measure the dimensions of each room with the help of a laser rangefinder to get a better idea of the exact size of the habitable and usable area of the property.
The strengths and weaknesses of your property are also determined and taken into account when evaluating the market value.
We then apply the comparative evaluation method with similar properties for sale or sold in the same geographic sector.
And finally, a correct and thought out price is given out to you.
This detailed opinion of value is a document of 12 to 16
pages which demands between 3 and 5 hours of work. This service is
charged at 60€ per hour (VAT included).
3. PROPERTY VALUATION
The property valuation expertise report is a file of about 30 pages comprising of all the aspects of your property.
In addition to all the work done on the opinion of value
(explained above), we give out a complete analysis of the local market
(administrative, demographic and geographic situation of the village,
different accesses…), but also of the property since its construction, its legal and town planning situation and its renting potential (year round, season or weekly rentals).
Different methods of evaluation are available: we essentially work with the following three:
by ground and construction.
An expertise valuation demands an average of 10 to 30 hours. An invoice must be requested in advance.
For any of these 3 services, we ask that you make an appointment a few days beforehand, so that we can be sure to be able to devote the necessary time on the premises.
